Rental Application – Screen prospective tenants by asking all the right questions. With this order, you will receive both a fillable PDF form which you can email to your applicants, as well as a Microsoft Word format if you want to make any changes (but we don’t think you’ll need to). Rental Agreement Addendum – The BC Residential Tenancy Agreement is only part of a complete rental package. Protect yourself with this addendum that lists 20 additional terms or rules you should be including as part of your rental agreement. Format: MS Word

Pet Agreement – BC’s Residential Tenancies Act lets the landlord decide whether or not pets are allowed in the rental property. If you allow pets, it is important that you protect yourself by having a Pet Agreement in place. This Pet Agreement has nine terms which covers everything from pet waste and odors to damage and noise. Format: PDF fillable and MS Word

Utilities Agreement – This Utilities Agreement outlines the responsibilities for the tenant to pay a utility payment each month to the landlord, subject to increases. This payment is to accompany the standard monthly rent payment.  In the agreement, the landlord reserves the right to adjust the monthly utility payment with 30 days notice to the tenant. Cleaning Checklist – Cleaning issues at the end of a tenancy are every landlord’s headache. For landlords, the reasons to have this information on file is two fold. For obvious reasons, it’s in case of an emergency such as the tenant’s death or injury, but the lesser known reason is that it can help you locate a tenant should they skip out on rent.
