Your Landlord is allowed to inspect your rental home at the start of your tenancy, during your tenancy and at the end of your tenancy.
Start & End of Tenancy
In a residential tenancy, Landlords and Tenants must complete a Condition Inspection Report of the rental unit or rental property at the start and the end of the tenancy. This report helps to determine if any damage has been done to the place as a result of your tenancy.
During the Tenancy
The Landlord has the right to conduct a monthly inspection of the rental property.
To enter the property, the Landlord must give you written notice at least 24 hours and not more than 30 days in advance. The notice must give the reasons for entering and the time at which the Landlord will enter the rental unit. The reasons must be valid and the time in the rental unit must fall between 8am and 9pm, unless you agree to another time.
If you and your Landlord have a good relationship, the Landlord may choose not to give you a written notice to enter. As long as you consent to his/her entry, it’s okay.
The Landlord does not have to give proper notice if there is an emergency such as a fire, damaged or blocked pipes or flooding.
If you believe that your Landlord has entered illegally, he or she should give the Landlord this information and ask the Landlord to follow proper process before entering your rented home.
Repairs & Maintenance
As the Residential Tenancy Act states, you and your Landlord are both responsible for repairing, maintaining, and servicing the rental unit.
You, as the Tenant, must:
► Repair any damage that you, yourr guests or pets cause, even if it is an accident.
► Keep the rental unit in a condition that meets health and cleanliness standards.
► Contact the Landlord as soon as possible if a serious repair is needed to a service or facility provided by the Landlord.
Your Landlord must:
► Maintain the building and property to health, safety and housing standards.
► Keep the building and property in a condition that makes the building reasonably comfortable to live in.
► Oversee repairs for serious problems.
► Ensure emergency contact information is posted in a visible place in the building, or provide you with that information in writing.
